Ok a few things to try:
DL the program, unzip it and copy the TOOLBOX.XML to your House BUilder folder. The only thing different is I added a few items. Also make sure you have the 2d client installed and fully patched. As the program does not work with UOKR.

I am getting an error when trying to open house builder.."The appilcation failed to intialize prperly (0xc0000135). Click on OK to termiante the applicaation.

I have used the program before and had no problems but it is not working not.

Are you running WINXP or Vista?
Is your .Net fully updated.
Do you have the 2d client installed, or only the UOKR client?
Did you copy the exe to anothe rlocal, or are you running the exe from the folder?

I think my .net frameis update. Do you know what is the latest update? 2D is install and updated. I am running the exe file from the folder. It worked about 2 weeks ago.

dont get netframe, but work before... :S aah well wont uise the tool :P, will use my own house plot.. XD

I would like to mention that I too have been getting these errors.

I am running from within the folder.

I had .net 3.5 installed (reinstalling to 3.0 to try that now)

I'm running windows XP

I do not have UO 'installed' but I do have it fully patched (it's not within the registry, just a copy of the game folder)

My OS is an English version so I don't believe that to be any issue.

This problem has followed me across 3 installs of this OS, I normally just give up and fire up a server emulator to play with or visit test center, but I thought I would come here and post and maybe help solve a bug if one does indeed exist.

edit: after posting this I discovered that part of the bootcamp procedures, it installs .net 3.0 already for me. Maybe this installation of .net, direct from the boot camp driver disk created by OSX is the culprit. Will uninstall that version and install the copy from Microsoft.
