[Buying] Trammel Castle

I'm looking for a Trammel Castle with the following must-have characteristics:
- must not be on dagger (ice) island
- must not be in a swamp area
- price must be below 150mil

The following characteristics are nice-to-have:
- near water
- not in a heavy spawn area
- near town (i.e. Skara area)
- secluded from other houses

The amount I'm willing to pay depends on the amount of nice-to-have crierias met.
If you are not looking for plain gold, we can mix it with artifacts and or/rares you are looking for. In case of a super awesome spot we can discuss the above mentioned limit.
