I think it's 1 property away from being really good.
Bad thing is, being 1 property away from being really good, makes it mediocre at best.
It could be of worth for someone with a specific suit that needs just those, but odds of finding a buyer for a good price would be slim to none.
Just my opinion, which when it comes to pricings, I always shoot low (extremely low). Take it for what it's worth.
