Premium Real Estate going up for sale!

Hail all,

I will be selling 2 of the 3 following houses in the next week. Two of my Luna houses (inside city walls) and/or my Trammel castle north of Trinsic. I havent decided on which 2 of the 3 yet, but I wanted to give anyone looking a heads up before i throw them on here with the details. I will be looking for RL cash in exchange from verified paypal members only. I myself have an 8+ year verified paypal account with a perfect record. Okay here is what I have figured out so far. I will definitely be selling my luna house on the southwest corner. What I am still debating about is whether I will be selling my second Luna house which is a couple doors down from the one on the corner, or my Trammel Castle north of Trinsic. I will definitely not be selling my third Luna Estate which is on the Northwest corner or my Atlantic Luna house. All my Luna houses on Chessy are owned by Oda Nobunga, so you should be able to tell which ones they are with ease. Anyone who wants to contact me but doesnt have icq, feel free to send me a private message on this board. I will post again when I have worked out more details.

Here are the details my friends.

The first house for sale is my Luna House on the Southwest corner of the inner Luna Circle. The owner is marked Oda Nobunga and is also name For Sale. All decorations and contents will be removed prior to transfer of ownership. The vendors I leave to the new owner.

The Second house for sale is my Trammel Castle located north of Trinsic. I have locked down a rune on the front of the Luna House mentioned above for those who would like to check out the location. I will set the castle to public for those who want to see inside. However, the inside is bare bones.

Here is how I am going to work this. I will set a starting bid price for each house with a "Buy it now" option. Anyone can submit a bid via private message on this forum, or at my icq # 264-964-614. I will try to update the bids nightly so people know where they and the bidding stands. All bidders should be paypal verified and payment must clear my account before transfer is initiated. Meaning if you are using some form of e-check option in paypal there does take a period of time for that e-check to clear.

Okay here we go....

In case of equal bids, the bid that came in first will be the one recognized.

If houses are not sold this week, they will not go back up for resale for 12 months.

Im not the best with priceing but with Uos economy and Luna not being so hot with vendors maybe the buy it now price was good like 8-12 months ago... Just saying is all. ive seen gold for .50 a mill.

But perhaps it will sell for that or more. Everything just so iffy

That's my impression. I inquired recently about a small plot that is for sale on Atlantic within Luna's town walls, and he was seeking 300 mil. Best case scenario with gold equivalent to $1.50/mil, that's $450. Worst case, with gold at $0.95/mil (the lowest it's going for today on Atlantic), that's $285.

I think one of the biggest points that has brought DOWN the pricing of homes within Luna's walls is that the popular vendor search sites have expanded their search areas - so the benefit of being within the walls is somewhat negated. It doesn't negate the convenience factor of the shops being near a bank, but it does negate the search factor, which in my opinion is a bigger boon. I'll run to Yew moongate or Tokuno if the item I want shows up in search there. It's not the fact that it's in Luna that made me shop there - it was the fact that Luna was all I could search a year ago, and therefore it was where I went to get most things when I didn't have time to run around on foot to non-Luna vendors. Today, that's not the case - so really, any house that is within the search sites' range can command a premium price.

Since the search range is continuing to expand, the premium price is going down and down...

I don't think the housing in Luna will be MORE valuable in 12 months. I think it will most definitely be LESS valuable due to the expansion of these search sites. Certainly it'll always be a premium over housing not included in the search areas, but I doubt it'll ever be as expensive as it was a year ago.

Just my opinion! I don't play on Chesapeake, so maybe things are different there, but this is my perspective from Atlantic.
