That's my impression. I inquired recently about a small plot that is for sale on Atlantic within Luna's town walls, and he was seeking 300 mil. Best case scenario with gold equivalent to $1.50/mil, that's $450. Worst case, with gold at $0.95/mil (the lowest it's going for today on Atlantic), that's $285.
I think one of the biggest points that has brought DOWN the pricing of homes within Luna's walls is that the popular vendor search sites have expanded their search areas - so the benefit of being within the walls is somewhat negated. It doesn't negate the convenience factor of the shops being near a bank, but it does negate the search factor, which in my opinion is a bigger boon. I'll run to Yew moongate or Tokuno if the item I want shows up in search there. It's not the fact that it's in Luna that made me shop there - it was the fact that Luna was all I could search a year ago, and therefore it was where I went to get most things when I didn't have time to run around on foot to non-Luna vendors. Today, that's not the case - so really, any house that is within the search sites' range can command a premium price.
Since the search range is continuing to expand, the premium price is going down and down...
I don't think the housing in Luna will be MORE valuable in 12 months. I think it will most definitely be LESS valuable due to the expansion of these search sites. Certainly it'll always be a premium over housing not included in the search areas, but I doubt it'll ever be as expensive as it was a year ago.
Just my opinion! I don't play on Chesapeake, so maybe things are different there, but this is my perspective from Atlantic.
