You shouldn't be in any house owned or friended by either of you.
His fighting skills should be higher then yours.
Move around to different areas if you don't see any gains.
Use a faster, less damaging weapon.
Even at over 100 in skills I can still gain even when fighting low end monsters, 105 Fencing, gained .2 in like 40 minutes fighting trolls, ogres and lizardmen.
