CA Modesto $473,000.00 ... average rental 2bd 1b $1000/mo add 3-500 per extra bedroom. That's fairly close to where I moved from, only about an hour away.

When I was in Sacramento 3 years ago, my 1 bedroom appartment cost me $920 a month.

Since then, I have bought a place where I lived. When I move, I keep them, and rent them out. I call it my retirement plan. I think the returns on the sale will be higher than my 401K since I am not putting much money into them. The renter pays the mortgage.

An small apartment near I work is over $1000 a month. After living in a apartment, I never want to go back to wasting my money like that again. My plan is to save as much here as i can and move into a house, most likely out of state. Of course there are houses a lot cheaper then 500k around here but most are in the ghetto and paying even 300k for a house seems outrageous to me

Yup. My hometown. (I had to move one zip code over - this single gal can't afford that! Shave off $100,000 please!) My mom still lives there. She wants out though. Sales tax is ridiculous in that town, and the traffic has gotten out of control. It wasn't quite so snobby when we moved there 18 years ago!

I only WISH I could find a house for such a small amount! Be lucky to get a 2 rm condo for that much.
